Foreclosure Services Executive Service Our Executive Service can be for any home that is close to foreclosure or has been in the process for several months. This service is a very inclusive one, and through it we will provide guidance as to what the home can sell for now versus what it will sell for once it has been repaired according to market standards. This service includes: • An appraisal with as-is and as-repaired values • This appraisal includes listings to show current market competition • Sales comparables to show recent, attainable sales prices • A list of immediate repairs • These repairs are needed in order to keep the home from rapidly deteriorating • Broken windows, broken doors, holes in the roof, etc. • A list of recommended repairs • These repairs are needed to make the home more marketable in today’s economy • Paint, new carpet, etc. • The fee for this service is $500 per asset • The turnaround time for the appraisal is 7 days from the order (This is our normal turnaround time, but faster service can be provided, if needed) Premier Service Our Premier Service, much like our Executive Service, can be for any home that is close to foreclosure or has been in the process for several months. This service will not only provide everything needed to produce a reliable and marketable price for the home, it will also provide the lender with a nearly hands-free approach to the foreclosure process. This service includes: • An appraisal with as-is and as-repaired values • This appraisal includes listings to show current market competition • Sales comparables to show recent, attainable sales prices • A list of immediate repairs • These repairs are needed in order to keep the home from rapidly deteriorating • Broken windows, broken doors, holes in the roof, etc. • A list of recommended repairs • These repairs are needed to make the home more marketable in today’s economy • Paint, new carpet, etc. • Bids from two contractors to provide immediate and recommended repairs • Lock changes and new keys for all entries into the home to ensure security • The fee for this service is $850 per asset plus lock change cost • The turnaround time for appraisal and bids is 10 days from the order (This is our normal turnaround time, but faster service can be provided, if needed)
